La Bonne Vie has a Real Palm Beach Address


According to MLS data, there were 80 condos sold by Realtors in the past 12 months that were erroneously listed in the town of Palm Beach.   Surprise!  The condo you bought is really in the town of South Palm Beach.

Why are Realtors misrepresenting the town?

The town of South Palm Beach is only 5/8 of a mile long, and as a result, they have a very small tax base.  It is quite possible residents in South Palm Beach may see a special assessment for things like beach restoration.

Location, location location!  There is plenty of evidence to show that property values are higher in the town of Palm Beach.  Confirm the town before you buy!

Walt's windows rebuilt a condo with 10 windows (31" rods) at La Bonne Vie and the cost was $797.

You can make the oxidized aluminum frames shine like new by using "chrome polish" available at any auto parts store and fine steel wool.  It's a great arm workout!

Palm Beach Oceanfront Inn Sells for $8.25M

Paragon Acquisition Group acquired the Palm Beach Oceanfront Inn at 3550 S. Ocean Blvd in South Palm Beach for $8.25M and obtained town approval for 33 condo units.  This establishes the dirt value at $250,000 per condo!  Sales were launched in May 2016 and the lowest priced 2BR unit is $2.31M for 2,873 SF ($804/SF).  The developer requires 50% down.

Concrete Restoration - VIDEO IS NOT LA BONNE VIE

All condos in Florida will need concrete restoration at some point.  How long depends upon the proximity to the ocean, how well the association maintained the paint, the original quality of construction and RESERVE FUNDS.  If a building does not allocate reserve funds for concrete restoration, board members may vote to delay repairs which can lead to even bigger problems. 

The rusted rebar can easily travel inside the condo and I've seen numerous buildings on the island where the damage traveled inside the unit several feet (see video).  
 
La Bonne Vie was built in 1967 and concrete restoration and a new roof were completed in 2009.

At the time the building did not hold reserve funds and the special assessments ranged from $30K to $60K per unit depending upon the size.  The repairs took several years to complete because the town does not allow noisy work during season.  

La Bonne Vie learned a valuable lesson and as of Dec 2014 they have over $400K in reserve funds!!
